Brandon Nelson - CEO/Owner

I come from a multigenerational family of owner-builders with over 50 years of experience in residential construction and property management, developing everything from single-family homes to large apartment complexes. I learned ground-up construction firsthand from my father during my high school and college years.

After law school and passing the California Bar, I took over the management of our 300-unit portfolio, which had been under third-party control. At the time, we were facing a 20% vacancy rate, ongoing evictions, and several properties losing significant money without justification. Within a year, I increased occupancy to 99.5%, coupled with no active evictions, and implemented a more cost-efficient, profit-focused approach that significantly improved our bottom line.

One of the core problems with many property management companies is that they’re incentivized solely by gross receipts—not by net performance. As a result, they often don’t take the time or initiative to identify where a property could cut costs and improve its bottom line. It’s time-consuming and burdensome work, and many managers don’t see it as their responsibility.
